4 Types of Healthcare Businesses Perfect for Suite 290

Written by Val. Posted in General, Resources

suite 290In a recent blog article, we highlighted that Wall Street Conyers is situated among many growing industries, one of them being healthcare. In particular, Wall Street Conyers is home to 7 medical offices in just one building. One suite is still available in this desirable space so we thought we’d mention 4 businesses that would benefit from setting up shop here.

1)      Dental Office

Suite 290 at Wall Street Conyers is the perfect space to house a small to medium sized Dental practice. Our 2,360 RSF of renovated medical office space, a private bathroom and tile floors make this space very attractive to a new dental office or a branch of an existing practice.

2)      Skin Care Center

The global skin care industry is estimated to reach $121 billion in 2016. And by 2018, the U.S. skin care market will reach $10,717.4 million. You can enroll for a course in cosmetology and get trained on how to apply beauty care treatments. Dermatologists, cosmetologists and estheticians may also find the space appealing.

3)      Drug Testing

There are many nearby businesses, including pharmaceutical companies and hospitals that would benefit from a drug testing facility.

4)      Pediatrician

Did you know that 27.3% of Conyers residents are under the age of 18? Did you also know that Peachtree Academy, serving kindergarten through 12th grade is only .2 miles from Wall Street Conyers? Suite 290 is poised to house a pediatric doctor. Bonus: If you can schedule appointments for multiple family members, Wall Street Conyers can be a one stop shop for wellness.

The Conyers-Rockdale area is diverse in both its demographics and its type of businesses, but healthcare and medical businesses will only continue to be in demand. The space is unfinished and a quality build out can be negotiated into the lease or purchase. This suite has a private unisex bathroom, tile floor in the foyer, a sink in the counter top, and great parking. There is elevator access and stairwell access. Call us today at 770-922-1090 to find out more and arrange a tour.

Office Holiday Party Theme Ideas

Written by Val. Posted in Events

Secret-Santa

A White Elephant Party — Everyone brings an unusual wrapped gift (usually no more than $15) to exchange in a hilarious game where trades and bargaining rule the day.
Tip: Put your gift in a deceptively sized box and add pennies to complicate matters.
Secret Santa — This is another gift exchange theme. Consider setting a price limit and sending out a survey of your employees’ favorite colors and interests. The website Elfster.com can be a great resource for setting up your Secret Santa party by offering online invitations, wish lists and surveys for your guests.
Ugly Christmas Sweater Party — Celebrate the kitschy side of the the holidays by inviting everyone to wear their brightest, jingliest, fuzziest, and downright ugliest sweater.
Holiday Minute to Win It — Minute to Win It is a fun, fast paced game show that takes everyday objects and creates crazy games that must be completed in under a minute.
A Cookie or Ornament Exchange — Ask everyone to bring a plate of their favorite holiday sweets or a wrapped ornament to trade (or both)!

Tip: Leave out almonds, peanuts in case of allergies.

Jumpstart Networking Recap

Written by Val. Posted in News

On Thursday, November 5th, Wall Street Conyers hosted all 4 leads groups from the Conyers-Rockdale  Chamber of Commerce for the quarterly Jumpstart Your Morning Networking event. Attendees were members, or exploring membership with Morning Motivators, Business Builders Leads Group, Community Connectors and Business Connections.
The theme was Thanksgiving and community members answered the call by bringing overflowing bags of cans and other non-perishable food items.
Katie Beam, Marketing Director at Wall Street Conyers, said this about the morning. “The event was great. There were approximately 65 people who brought not only food, but clothing and school supplies for Rockdale Emergency Relief.
Rockdale Emergency Relief’s Director, Andy Peabody, was blown away at the thoughtfulness and stated how much this would help their food bank this Thanksgiving.”

Gratitude is an essential part of a healthy well-being and community members of Conyers/Rockdale are doing their part to ensure local organizations are supported. If you would like to donate food items to Rockdale Emergency Relief give them a call at 770-922-9010.

7 Reasons to buy your Wall Street Conyers Office Space

Written by Val. Posted in News

The advantages to buying or leasing office space WSC-Office-SpaceThe Conyers Georgia area is a wise place to invest for a few factors. Conyers has grown dramatically over the last decade, especially in terms of sheer population. Census data shows that between 2000 and 2013 the population increased 46.1%! Housing prices and the cost of living are low in comparison to Atlanta, and the rest of the country, which is great for your employees. Not to mention property taxes are low and the average home price appreciated 17.3% last year! Source: Sperlings best places.

  1. Locking in a rate as a buyer is a wise move when interest rates are likely to rise. With an improving economy and uptick in employment, the low interest rates we’ve seen since 2008 are bound to move upward. It is best to buy before they do.
  2. As a renter, you will be subject to the twists and turns of the rental market. When you own you can rely on a set mortgage payment, especially when you have a long-term fixed rate loan.
  3. The associated costs of owning and running a commercial space can provide expense deductions in the form of mortgage interest, property taxes and other items. As the owner, you are usually able to deduct interest payments from your taxes.
  4. As the owner of your office, you can take an income tax deduction to recover the cost or other basis of the office since it depreciates like any other asset.
  5. Fund your retirement. Owning your office space is an investment in your company’s future and your own. Historically real estate will appreciate over time which amplifies the benefit of owning versus leasing. When you plan to retire or sell your business, your office space is an asset that can be sold, often for more than you purchased it for.
  6. Steady rental income. Owning your office means you can rent all or some of it, providing you with another source of income.
  7. You will have complete control over renovations as an owner. As a renter, you may end up with a space that was originally designed for another business. It may work for you, but without the title of owner you are left to appeal to management for any major changes you wish to make. Owners do not need permission to make changes to their space as they see fit. This is a savings of time otherwise spent working with management and applying for permits. After all, time is money and that time is best spent on bringing more customers or selling more services.

Wall Street Conyers has teamed up with Signature Bank of Georgia, a preferred lender for the Small Business Administration.  If you want to talk about owning your space in Wall Street Conyers, contact Katie Beam at service@wallstreetconyers.com.
